CROCKER PARTNERS ENGAGES INTERNATIONALLY REKNOWNED KPF AS ATLANTIC CENTER ARCHITECT

New Hurricane-Resistant Office Tower To Be A Downtown Fort Lauderdale Landmark

FORT LAUDERDALE, Fla. - (August 8, 2007) Crocker Partners LLC today announced KPF - Kohn Pedersen Fox Associates - as architect for the new Atlantic Center office tower which will occupy one of the last remaining sites for development in downtown Fort Lauderdale. KPF is an international practice with studios in New York and London and a growing presence in Shanghai, China. It was chosen after a best-of-class search for a firm that will bring both iconic design and the latest building innovations to the project, according to Thomas J. Crocker, Crocker Partners CEO.

Atlantic Center is being developed by a partnership of Crocker Partners and ING Clarion. Crocker said KPF's preliminary design concepts promise Atlantic Center will be an exciting and totally innovative downtown destination. The firm, with numerous awards to its credit including six National AIA Honor Awards, also earned the Architectural Firm Award by the American Institute of Architects in 1990 and is one of the most respected architectural design practices in the world. Its portfolio, developed over thirty years, includes designs ranging from a jewel-like glass pavilion for Rodin sculptures to large mixed-use projects world wide. These include Miami's Espirito Santo Plaza, a recipient of a New York City AIA Project Award Citation in 2001, and an entire new city in Incheon, Korea.

"For an architect, there could be no better combination than a city that cares and a client who dares," said KPF design principal William Louie. "This is a city whose hopes are well defined in their Downtown Master Plan and their Design Guidelines, and a client whose ambition is to build the best competitive project possible. Our goal is to provide an iconic architecture of the highest level in keeping with those aspirations."

Preliminary plans for the $175 million project call for the market's first hurricane-resistant building. The iconic tower will be located on S.E Second Street, just south of Broward Boulevard, and will encompass 437,000 square feet of Class A office space, complemented by a lifestyle retail/restaurant complex of 15,000 square feet and an executive health club of 25,000 square feet.

Atlantic Center is projected to break ground in first quarter 2008 for completion in 2010 and will incorporate a host of design features, executive amenities and state-of-the-art construction components including:
  • Technology infrastructure and hurricane-resistant construction and systems that are designed to enable tenants to operate continuously during the most severe conditions.
  • Amenities that draw people from throughout the downtown, as well as building tenants, including a mix of national and regional dining spots and a high-end grocery store.
  • Full-service concierge, valet service and exclusive executive parking with dedicated, direct-to-suite elevator access.

CROCKER PARTNERS, ING CLARION PARTNERS ANNOUNCE ATLANTIC CENTER

Downtown Fort Lauderdale's New Office/Retail Destination To Be Market's First Hurricane-resistant Tower

FORT LAUDERDALE, Fla. - Crocker Partners LLC and ING Clarion Partners announced they have acquired one of the last remaining sites for development in downtown Fort Lauderdale and plan to introduce a major new mixed-use project. Preliminary plans for the $175 million project, named Atlantic Center, call for the market's first hurricane-resistant building. The iconic tower will be located on S.E. Second Street, just south of Broward Boulevard, and will encompass 437,000 square feet of Class A office space, complemented by a lifestyle retail/restaurant area of 15,000 square feet. A four-star, full-service 250 room hotel component also is under consideration.

The partnership is soliciting design proposals from world-class architects across the country, according to Thomas J. Crocker, President of Crocker Partners. "This site will become a downtown destination. It demands a premier building of landmark quality that will introduce the next generation of hurricane-resistant construction and unmatched amenities to Fort Lauderdale," he said. "We're confident the market - and the skyline - are ready."

He noted that Crocker Partners also is the joint venture developer of West Palm Beach's CityPlace Tower, where a similar approach has demonstrated the demand, with 40 percent pre-leasing for the market's first new office tower in 15 years. Atlantic Center, projected to break ground in first quarter 2008 for completion in 2010, will incorporate a host of design features, executive amenities and state-of-the-art construction components including:
  • Technology infrastructure and hurricane-resistant construction and systems that are designed to enable tenants to operate continuously during the most severe conditions.
  • Amenities that draw people from throughout the downtown, as well as building tenants, including a mix of national and regional dining spots and a high-end grocery store.
  • Full-service concierge, valet service and exclusive executive parking with dedicated, direct-to-suite elevator access.
The development partnership combines the financial strength, resources and market insight of two companies with extensive South Florida track records. Boca Raton-based Crocker Partners' principals have introduced market-leading developments in South Florida over 25 years, including Boca Raton's Mizner Park, and have been responsible for Class A office portfolios totaling more than 24 million square feet throughout the Southeast. The full-service real estate company, which is building its current portfolio throughout the Southeastern United Sates, recently acquired Cumberland Center II, a 407,000-square-foot Class A office tower in Atlanta. The principals previously headed CRT Properties, a publicly traded REIT, whose $1.8 billion portfolio was sold in September 2005 to DRA Advisors.

ING Clarion Partners and its affiliates manage more than $38 billion in assets in the private equity, public equity, and public debt sectors of the real estate markets, including $6.8 billion (31 million s.f.) of office properties nationwide. Headquartered in New York, ING Clarion Partners has a significant commitment to Florida ,with a total portfolio under management across the state of 44 office, multifamily-residential, industrial and retail properties containing 3.3 million square feet plus 4,414 residential units. Valued at more than $1.0 billion, ING Clarion Partners' high-profile investments in South Florida include Mizner Park in Boca Raton, as well as Esperante Tower and Bank of America Tower in West Palm Beach. In 2005, the firm acquired the Gables Residential Trust, a publicly-traded REIT with a significant presence in several Florida markets.

"The entire South Florida market is very important to ING Clarion Partners. The fundamentals are sound, and we continue to see opportunities in all major property sectors," said Ed Rotter, managing director and head of the acquisitions team responsible for the region. "We are very interested in expanding our portfolio here. We are also looking forward to working with Crocker Partners on this superb, state-of-the-art addition to the Ft. Lauderdale office market. We have the right market and the right partner for a successful project.
